Senior Executive Property Management
Обязанности:
Manage all aspects of assigned properties.
Maintaining property rentals by advertising and filling vacancies, negotiating and closing leases
Establishing rental rate by surveying market rates, calculating overhead costs, depreciation, takes and profit goals.
Advertising vacant properties by using the add portals, obtaining referrals from real estate agents and from current tenants explaining advantages of location and services and showing units
Closing contracts with tenants by negotiating leases and collecting security deposit & rental cheques.
Accomplish financial objectives by collecting rents, forecasting clients’ requirements, preparing an annual budget, analysing variances and initiating corrective action.
Maintaining the properties by investigating and resolving tenant’s complaints, enforcing rules of occupancy, inspecting vacant units and completing repairs, planning renovations
Working close with contractors and suppliers and gather valuable quotations and material to proceed with maintenance/repair in a timely manner.
Execute organization goals by accepting ownership for accomplishing new and different requests and exploring opportunities to add value to job accomplishments
Maintain a positive, productive relationship with tenants and owners.
Keeping up to date the Community Management rules and regulations and comply with it for better work approval process
Managing Legal Disputes
Always in line with local governmental authority’s rules and regulations DLD, RERA
For Residential and Commercial - providing hands-on oversight, regular site management, communication, problem resolution and emergency response
